Estate 361 is the second Max Estates launch in Sector 36A, planned as a forest-themed community with a very large clubhouse and more than a thousand indigenous trees. Antara operates the senior residences, including an integrated wellness centre that blends preventive and conventional care.

- HARERA lists 1,352 apartments, while one aggregator says about 1,096.
- A property portal shows Estate 360’s RERA number against Estate 361. They are different projects.
- Possession is quoted as around 2031 by sellers but September 2033 on the regulator application.
Our read
The most important fact for a buyer is regulatory. When we checked HARERA on 31 October 2026 the project had an application on file but no registration number. Buying before registration carries more risk, so the regulator’s page, not a brochure, should be your reference.
What stands out
- A clubhouse described at over 200,000 sq ft, with pool, spa, gym, all-day dining and racket courts.
- Accessibility is part of the design, with ADA-compliant infrastructure mentioned in trade coverage.
- IGBC Platinum pre-certification is cited for sustainability.
Questions to ask before you pay
- Has HARERA issued a registration number yet, and does it cover the tower you are considering?
- Which towers are the senior residences, and what are the age and resale rules?
- What does the Antara wellness centre include, and what do residents pay?
- Why do listings quote different unit counts and completion dates, and which is contractual?
- How are booking amounts protected until registration is complete?
More on this in our guide to questions to ask a senior living developer and the legal checks before buying.
Who it suits
