Estate 360, Sector 36A: Senior Living Review

Sector 36A, Dwarka Expressway side, Gurgaon. Developer: Max Estates (with Namo Realtech); senior residences run by Antara.

Senior residences in a larger project Sector 36A Checked 31 October 2026

Estate 360 is Max Estates’ first Gurgaon launch and is built as a mixed-age community, with part of it reserved for senior residences operated by Antara, the senior-care arm in the same group. The idea is that older residents live among families rather than in a separate enclave, with a clubhouse and open spaces shared by everyone.

  • Price figures differ because the sources appear to describe different unit types.

Our read

Business coverage at the time reported strong early demand, with sales of around ₹4,100 Cr in the first month after launch. That tells you about buyer appetite, not about delivery, so the useful questions are about the senior component specifically: what Antara provides, to whom, and at what cost.

What stands out

  • Senior homes sit inside a large community, which suits people who do not want to live only among older neighbours.
  • A healthcare centre is planned for residents, with a wellness programme run by Antara.
  • The developer lists over 60 amenities, including a club with dining, heated pool, gym, card room, theatre and yoga, plus a lake and padel courts.

Questions to ask before you pay

  • Which towers or homes are the Antara senior residences, and are they restricted by age?
  • What does the healthcare centre offer, who staffs it and what is charged to residents?
  • Are Antara’s wellness and dining services included or subscription-based?
  • How will the senior and general towers share the clubhouse, and are any hours separate?
  • What completion date is in your agreement compared with the HARERA entry?

More on this in our guide to questions to ask a senior living developer and the legal checks before buying.

Who it suits

Buyers who want a premium, branded community with a recognised senior-care operator and are happy for the community to include younger families.

Who may want to look elsewhere

Those who prefer a quiet community only for older adults, or who need a lower entry price.
